The following is a stage by stage guide to selling your home. Shortcuts are highlighted to give you quick access to useful contacts.

Step 1. – Prior to obtaining a valuation it is always a good idea to do your own research by studying the local press property pages or using an online property valuation portal such as www.ourproperty.co.uk. Once you have completed your own research obtain a free valuation on your home from “aprilhomes” and set your asking price.

Step 2. – The dreaded Home Information Pack. Again, “aprilhomes” will produce your Home Information Pack, now a legal requirement before you can offer your property for sale. Read more here.

Step 3. - sell your property with “aprilhomes”. Having decided on your maximum asking price set a minimum offer price you are prepared to accept and be prepared to haggle, remember you can always come down in price to clinch the sale. “aprilhomes” will pass on all enquiries directly to you and handle purchase price negotiations on your behalf unless you decide otherwise.

Step 5. - Await completion dates and organise your move.

Step 6. -. Make sure that you have arranged for your mail to be redirected, informed your gas, electric, water and telephone suppliers, and that you have moved out at the time agreed with your Solicitor to avoid complications.

Finally Gazumping. Once someone makes an offer on your property then please stick with it. Gazumping, accepting a higher offer after accepting a previous lower offer is unethical.
